Parking Rules for Landmark at Rosewood... Expect to Learn As You Go With No Help From Office



If you are looking for an apartment complex that offer as many amenities as possible like, worry-free parking... Then stop reading right now and look elsewhere because, the parking situation for Landmark at Rosewood is really a pain in the ass.

Of course, part of the parking problem for me personally was not knowing what the parking "policy" actually is. How difficult could it be? You drive. You find a spot. You park. No problem, right?
Enter the office staff into the situation. In January, it was Magy, assistant manager Nikki and the manager Jennifer Dales.
...... Now that those three are somehow involved with the parking policy... Now there is a problem!

I moved into my apartment the first week of January. I paid the prorated rent, additional deposits, fees, charges and after I felt nearly broke, I got the keys and started to move in.
I mentioned in an earlier post that I had installed a video camera on the patio that let me see my truck on a monitor so, it was the second night I was living in my new apartment, close to 3 AM to be specific and I looked at the monitor. I squinted my eyes to see if I was seeing what I thought I was seeing. I was amazed to see someone in the parking lot with a flashlight and they were going from car to car shining the light inside and then on to the next... Which was my truck!




I jumped up, threw on some sweats and ran out the door while thinking I might be catching someone trying to break into cars! The guy saw me coming and walked away back to his truck that was running and parked by the first trash dumpster when you pull into the lot. His truck was actually a wrecker! I stood next to the lot on the walkway and after a few minutes he pulled his truck over to where I was and when he got out, I asked what he was doing. He pointed at my truck and asked if I knew whose truck it was. I told him maybe and asked why. He said he was getting ready to tow it away because, it didn't have a parking sticker on the windshield.

Huh??? Parking sticker? No one in the office said anything about needing a parking sticker so, I told him I just moved in and he said it didn't matter because, to park there it needs a sticker otherwise it can only park in a visitors spot. A visitors spot?? Where are those? He pointed towards the back of the lot past the building next to mine so, I walked down to see where he meant. With black letters painted onto a white background box right on the blacktop pavement is where it says "VISITORS."
Since it was late and most people were home at that time, the visitors spots were full. In fact ALL of them that are inside the gates were FULL! There I was, a new resident and I had to park in front of the office! What the hell though, right? Not important enough for the office to explain the stickers and  visitors spots.


Since that was on a Saturday night, I had to park in the front of the complex all weekend because, I couldn't get a sticker until Monday! Pain in the ass!

Let's talk about the Gate Cards!
Useless. Well.... Almost. When I moved in I didn't get one. I was told I would get one in a few days but, that I would rarely need it. I finally got a card on January 31st after requesting one three times.
The access gate at the front is always open. In fact, Nikki said in an email that she had maintenance chain it open so it couldn't close and therefore I wouldn't need a card. In the three weeks I was without a card, the gate was CLOSED three times and I had to wait a minimum of 10 minutes every time to enter after someone else with a card pulled into the lot.

And FYI, the gate card is needed to open the walkway gates by the mailboxes and also by the laundry room in the front of the property.

The gate card issue is further complicated for all tenants because, it is hard to figure out how much they cost for a deposit or are they free? Ok... I will just tell you what I was given in writing regarding the access cards...
On the move-in info sheet I was given, it lists the breakdown of all money due the day I move in.
It says the following:  "Gate Card" ($20 Dep/$10 fee)

Then on the Gate Card Addendum (that I didn't get until January 31st) it says I get 1 access card but does not say anywhere if there is a charge or deposit or anything. All blank spaces except where it says there is a $50 charge if I lose it and need a replacement.

WAIT! I have yet ANOTHER lease addendum (this is the legal looking one with all the rules and check boxes and more) that is dated January 4th (my move in date). The box checked says each resident 18 years old and older listed on the lease will be given a card at NO COST. The last part of that same box says each additional card for you or your children or other occupants will require a $30 non-refundable fee.

The next checked box says the same as the other addendum that it will be $50 to replace a lost card but, if you don't return it or it is broken when you move out... They will keep $50 from your security deposit. Funny really because, I opted to pay the $150 fee rather than pay a full months rent for the security deposit.

So I was given 3 different documents for the gate card and all are different.

I want to point out that Nikki told me in an email in trying to explain why the gate had been closed (the same gate that "never is closed"). She said we were all at the "gate company's mercy" .... No, I am going to copy and paste what she said because, it really is funny (as in sad) how she lies and doesn't know it...Here it is.... With my comments in RED

"Regarding your gate card that you said you have not received we do have the gate cards in the office but are unable to program in our system due to the gate company doing repairs. I am going to see if I can find out if there is a gate company that does repairs and further, why would a card not be able to be programmed inside the office, using company computers because the gate being repaired? We are working as quickly as possible to get this resolved but we are at the gate companies mercy. I had our maintenance men lock the gate open as soon as we knew the system was malfunctioning so I was not aware the gate was still closing. Read that last sentence again. "As soon as we knew the system was malfunctioning" BUT... "I was not aware the gate was still closing." This should not be happening and I again had the maintenance check the system on Saturday to make sure it was locked open." Had maintenance check the system? Why? We are at the gate companies mercy. If maintenance knows enough about the physics level complexity of gate technology... Why spend the extra money to have the gate company be in charge of repairs? The only constant thing malfunctioning in my opinion is Nikki and her inability to just tell the truth. It simply can never be her fault and comes up with crap like this to avoid looking worse than she does for lying. Jennifer is the same way.

Look closely at this one! It says "Phoenix requires." PHOENIX??? I have to wonder if this incredible gate was purchased second hand? I can guarantee that I will be following up with this to see if there is any company that services this gate for the apartment community as the trustworthy assistant manager, Nikki Meadows claimed.

And FINALLY....
I went and counted all the parking spots in the entire property and here is what I found:
261 total spaces
3   Handicapped reserve
13 "Reserved Parking" -
Reserved for a specific resident. Not disclosed by office to tenants
30 Visitors spaces - Note: only 22 of the 30 are INSIDE the gates. The rest are in front.

I did some math and determined that there is not ample visitors parking. It came out to be 2.3 or 2.4 something visitors spaces PER BUILDING. Meaning for my building that has 12 units, there are enough spots for 2 guests per building.
Oh crap! I just remembered something! I have to update this post tomorrow because, I didn't explain the reserved parking spaces... And funny that I was never told how that works and who those are really reserved for. (updated)

In conclusion... The parking and the rules for parking at Landmark at Rosewood is really very bad and the management could correct a lot of the issues but, considering the management is such a problem already... The parking issues here won't be going away until Nikki and Jennifer get fired.
Hey, I can always hope... Right? lol
